At RP January is a month during which we find ourselves retrospectively reflecting on the year that has just passed whilst simultaneously making plans for the year ahead.
Our feet hardly seemed to touch the ground in 2021 – the housing sector as a whole saw one of its busiest years in over a decade with around 1.5 million homes changing hands. Certainly our experience was of a very buoyant market with a plethora of potential buyers searching for their new home. Each property on our books generated a wealth of interest and the resulting sales that were achieved were very healthy. We were delighted to be able to match so many buyers to their dream home, whether that be a family home in the suburbs, a period town house in the heart of the city or a property that boasts the best of Cheshire countryside living.

The 2022 Housing Market
Whilst the stamp duty holiday is over and low mortgage rates are no longer a given, all the indicators are that the demand for property that we saw last year is continuing into 2022. The change to working practices and the way we live in the pandemic-era has seen people continuing to re-evaluate their lifestyles and home needs. A recently conducted survey of UK households found that a staggering 22% are “eager” or “very eager” to move home in the next 18 months as a direct result of the pandemic. This remains the driving force behind the intense demand for property. Industry experts are predicting that this year house prices will continue to rise by up to 5%. Interestingly the predictions are that the North-West together with the East Midlands are the regions where growth in the property sector is likely to be highest.
